how it works
The Home for Life Plan is a lifetime lease, which enables you to save on the cost of your next home. You pay a one-off amount, that's less than the market value, to live in a property of your choice, without any rent or repayments, for your lifetime. With the Home for Life Plan you will:
- Live rent, interest and mortgage-free
- Be legally protected and have the right to live in the property for your lifetime
- Have the option to safeguard up to 50% of the property’s future value for an inheritance
When you pass away or move into care, some or all of the property’s value will return to Homewise or our investment partners, how much depends on how you choose to set up your plan.

This is based on a range of factors including your personal circumstances, property criteria and how much of the property’s value you’d like to safeguard for the future. Build your Home for Life Plan
One of our expert Senior Consultants will help you build your bespoke Home for Life Plan. They’ll work out how best we can help you achieve your goals during a consultation, so you can get the answers to your questions in person. Feel free to invite your family and friends to this. By this point, we’ll have a clear idea of your goals and a plan for how we can help you get there.

Finding and buying your new home
You’ll get your own dedicated Property Consultant and Sales Progression expert to support you through your entire move, from finding properties that meet your criteria to negotiating on your new home. We have decades of experience helping people move home, so we’ll do everything we can to make your move stress-free.

Making sure it's right for you
If you’ve found your perfect next home and would like to move forward with the Home for Life Plan, you’ll need to have an independent solicitor to advise you. They’ll go through the detail of the plan with you and sign a certificate to confirm this. We won’t move forward without this.

Enjoying your new home
Your Home for Life Plan will be registered at Land Registry whilst your safeguarded percentage of the property’s value will be protected in a legal document called a Declaration of Trust. All of this means you can sit back, relax and rest assured that you have a home for life.
