The UK property market has changed shape in 2026.

It may not be a reflection on the homes themselves — properties across the country are taking longer to find a buyer than they did a few years ago.

Sellers around the UK are noticing the same thing. Viewings have slowed. Offers aren't coming. The phone's gone quiet.

It can be easy to take the quiet personally, but it's likely to have more to do with the market than with the property itself.

Rightmove reported in August that there are more homes for sale than at any point in the last 12 years. And buyers have noticed. Zoopla recently reported that sales being agreed are running around 9% lower than the same time last year.

That's not a handful of unlucky sellers.

It's the whole market moving at a different pace.

Three things are shaping how buyers behave right now:

• Higher mortgage costs, so every extra pound matters more.

• More room to haggle — with more homes for sale, buyers have the upper hand on price.

• More care about whether a sale will hold together, not just how fast it moves.

The good news is that none of this means buyers have lost interest. It just means they're doing more homework before they act.

Buyers are there to buy.

With more properties available, a successful sale hinges on being seen by the right audience: the buyers who have the money and desire to pay what the property is worth.

If a property is being marketed to the wrong audience, or worse not seen at all, the offers won't come in and any onward move stalls.

Ask yourself this key question: Are you advertising at the right price?

Nobody can change how many homes are on the market, or what buyers can afford. But your asking price is the one thing you can influence — and right now, it's the one that moves things faster.

Right price, right buyer.

According to Zoopla, almost a third of homes listed in the spring are still on the market — and haven't had a single price reduction. That's the pattern: a price that was set for a different market, left to sit, while the sale goes nowhere.

But sellers are listening, and many have already adjusted for today's market from day one.

Asking prices on newly listed homes fell by 2% in August — a shift Rightmove put down to sellers "recognising the reality of the market and pricing much more competitively from day one."

It's simple: a property priced for last year's market waits. One priced for this year's doesn't. Pricing to match today's market isn't giving in — it's what's working.

Check these two things to know whether you're asking price still fits:

1. How does the property compare with what's nearby?

With more choice on the market, buyers aren't judging any one home on its own. They're weighing it against several others in the area being seen the same week.

Not only are they considering the asking price, but also weighing up associated moving fees, any future renovation work (and the rising cost of building materials) and their own financial circumstances.

Using Rightmove's free House Prices tool, you can search sold and current asking prices by postcode to see what the competition is like in your area. And if a similar home round the corner is priced lower, or needs less work, you'll know that's the comparison every potential buyer is making when they view your listing.

2. Are viewings happening — and what are they saying?

A lack of viewing interest, or viewings but no offers, are two different problems. Identifying where your property sits can highlight why you aren't selling.

Almost no viewings usually means the property isn't being seen by the right people. That's a visibility problem, often driven by poor marketing and a price-bracket issue.

Viewings but no offers is a different story. People are seeing it, and liking it enough to come — but something stops them at the last step. Usually that's the numbers.

Either way, it's worth asking the estate agent marketing the property for feedback in full, not just a summary. And if you've been listed for a while, patterns will be far clearer to see.

Don't be afraid to make a change.

If a price felt right when first listing but nothing has moved since, that's usually a sign the market has shifted underneath it rather than a bad decision.

Advertising at the right price to sell means more interest, more offers, and a quicker route to your next home.

Repricing is a practical and tactical decision, too.

Reduce by two per cent or more and Rightmove sends the listing back out in its alert emails. And even better, drop below a round number — under £350,000 rather than just over — and it appears in searches for every buyer whose budget stops there.

People who couldn't see it before suddenly can. You can expect greater interest from prospective buyers — more viewings means more potential offers.

Remember your goal.

Your next home is just around the corner — your move is still happening. It may be taking a bit more time and a different route to what you pictured, but knowing why and taking control is better than waiting and wondering.

As a seller, you want to price right to secure the right buyer. And as a buyer, you're still in a competitive position to secure your new home.

Remember, if you're selling for less you're likely also buying for less. And the future you want is still possible.

To be in the best position to buy, you need to have a proceedable offer accepted on the property you're selling.

So success may not be the first offer, or even the highest. It's a sale that holds together: a serious buyer, a chain that doesn't collapse, a price that reflects what the property is worth today.

Buyers are there — and when the price is right, they move. Rightmove found that homes which didn't need a price reduction found a buyer in 36 days on average. The ones that did took 127. Buyers have more choice than they've had in years, and they're using it.

By checking your asking price, what's also selling nearby, and what viewing appetite is saying, you'll know what to change to get your move moving.
